Overview

An overview

Tour Odéon Monaco dominates the skyline of La Rousse - Saint Roman, on the edge of Larvotto. The tallest residential skyscraper in the Principality, it has become a global benchmark for ultra-luxury real estate, driven by its famous Sky Penthouse. Discover this iconic tower through its history and the features that set it apart on the property market.

Introducing Tour Odéon Monaco

Tour Odéon Monaco rises to more than 170 metres. It consists of two oval wings connected by a central core, one with 44 floors, the other with 49. This central core houses six elevators and the building's stairwells.

At completion, Tour Odéon was presented as the second-tallest building on Europe's Mediterranean coastline, behind the Gran Hotel Bali in Benidorm, Spain.

The tower stands at 34-36 Avenue de l'Annonciade, in the La Rousse - Saint Roman district. This location offers quick access to Larvotto and its beach, as well as to Monte-Carlo, just minutes from Place du Casino.

Its slender silhouette dominates the rooftops of the Principality. Tour Odéon Monaco now ranks among the most recognizable architectural landmarks in Monaco, visible from much of the territory.

History of Tour Odéon

The Tour Odéon Monaco project began in 2006, led by Groupe Marzocco, a Monaco-based developer. Before this project, building heights in Monaco had been capped since the 1980s, under Prince Rainier III, following a period of dense construction considered excessive. High-rise building resumed in the late 2000s, driven by Monaco's extreme land constraints.

Tour Odéon came to symbolize the return of high-rise construction in Monaco. The site officially broke ground on 4 November 2009. Groundworks and foundation work were completed by November 2011.

The tower's foundations posed a major engineering challenge. Foundation piles reach more than 50 metres deep. A diaphragm wall, 82 centimetres thick and 55 metres deep, encircles the underground parking. The project required a considerable volume of retaining and foundation work, on a sloped site with extremely limited land. A top-down construction method allowed basement and superstructure work to proceed simultaneously.

The 25th-floor slab was completed in December 2012. The structural work finished in July 2013. Façade cladding was completed in March 2014, followed by final finishing works in autumn 2014. The first apartment deliveries took place in 2015; VINCI Construction, the main contractor, places full project completion in September 2015.

Amenities at Tour Odéon Monaco

Tour Odéon Monaco pairs a striking vertical design with amenities among the highest standard on the Monaco market.

An iconic vertical architecture

Monegasque architect Alexandre Giraldi designed Tour Odéon, developed by Groupe Marzocco and built by VINCI Construction. Giraldi is known for his mastery of the Belle Époque style, reinterpreted here in a fully contemporary language. The fully glazed façade plays on transparency and lightness.

The entrance lobby features wall sculptures by artist Matéo Mornar. Depending on floor and orientation, apartments look out over the sea, the Rock of Monaco, or the surrounding hills. The Cabinet Alberto Pinto designed the interiors of the common areas, the same studio behind the interiors of the Lanesborough Hotel in London.

An exceptional Sky Penthouse

The Sky Penthouse at Tour Odéon occupies the top five levels of the tower, roughly between the 45th and 49th floor. Its surface area is estimated at between 3,300 and 3,500 square metres, depending on the source, spread across several connected levels.

According to several real estate sources, a waterslide connects an elevated reception area to the rooftop infinity pool, across two levels.

For residents of the tower's luxury floors, the residence offers:

  • a private cinema
  • a billiard room
  • an 1,800-square-metre spa
  • a heated pool
  • a hammam
  • a sauna
  • Russian baths

Some sources attribute part of these amenities directly to the penthouse itself, a description that reflects specialist press coverage more than the developer's official materials. The view extends 360 degrees over the Principality and the Mediterranean.

The residence also offers a concierge, valet parking, a chauffeured limousine service, a business centre, and a luxury convenience store. Every apartment includes a touchscreen panel to control these smart-home features.

How are the apartments at Tour Odéon laid out?

Tour Odéon Monaco splits its residential programme into two distinct groups. The lower and middle floors hold 177 state-owned units, reserved for Monaco residents at preferential rents.

The upper floors concentrate the ultra-luxury offering. According to published sources, it includes between 60 and 80 private apartments of three to seven rooms, two sky duplexes of around 1,200 square metres each, and the Sky Penthouse at the summit. A Savills presentation cites 70 private apartments, while other local sources count up to 80 luxury units; the exact figure varies by counting method. These private units occupy mainly the floors between the 20th and the 49th level.

The tower also includes 543 parking spaces across ten basement levels, along with 4,400 square metres of office space and 2,000 square metres of service areas at the base of the building.

Prices and the property market at Tour Odéon Monaco

During the initial sales campaign, starting in September 2012, several apartments at Tour Odéon sold for between 55,000€ and 70,000€ per square metre, according to the financial press at the time. This level remains consistent with Monaco's most sought-after addresses today.

The Sky Penthouse has been the subject of numerous media estimates, with figures ranging between 300 million and 380 million euros depending on the source. None of these estimates correspond to an officially confirmed transaction. They should be read as press valuations, not as a settled sale price.

Which apartment at Tour Odéon Monaco fits which project?

Are you looking for an apartment in an iconic building on the Monaco market, without aiming for the top of the tower? The three- to seven-room apartments, located between the 20th floor and the Sky Penthouse, offer access to the address's prestige on a more accessible scale.

Are you looking for more space, spread across two levels? The two 1,200-square-metre sky duplexes answer this need, with clear views over the Principality and the Mediterranean.

Are you aiming for one of the rarest assets in the world, at the very top of the ultra-prime market? The Sky Penthouse at Tour Odéon remains a benchmark in this segment, with amenities that surpass most comparable offerings in Monaco.

Tour Odéon Monaco stands as one of the most recognizable addresses in the Principality. Record height, architecture by Alexandre Giraldi, and the rarity of the Sky Penthouse combine to make it a landmark of the Monaco property market.
